About Twinflow Consulting
What does Twinflow do?
We help organisations plan, capture and use digital twins of their buildings and estates. That covers strategy and advice, 3D reality capture, BIM modelling, and connecting the results to the systems your team already uses. We manage the whole programme so you deal with one point of contact.
What does vendor-agnostic mean for us as a client?
We don't sell a single platform or scanner, so our recommendations are based on your requirements, budget and existing systems. If the right answer is a tool you already own, we'll say so.
Who do you work with?
Estates and facilities teams, property owners and their advisers. Our main sectors are FM and estates management, NHS healthcare estates, fire safety and compliance, commercial real estate, data centres, aviation, rail, manufacturing, retail, utilities and hospitality venues.
Where do you work?
Our focus is the UK built environment. If you have sites elsewhere, get in touch and we'll tell you honestly whether we're the right fit.
Digital twins
What is a digital twin?
A digital twin is a digital representation of a real building or asset that stays in step with it over time. A 3D scan on its own is a snapshot. It becomes a twin when it's linked to live or regularly updated information, such as asset data, maintenance records or sensor readings. This follows the definition in BS EN 18162:2026.
Do we need a full digital twin?
Probably not on day one. Most organisations get value from a focused first step, such as an accurate 3D record of a hard-to-manage site, an asset register, or a single integration. We help you find the first move that pays back, then build from there.
We already have scans or Matterport models. Can you use them?
Yes. Many estates have capture data sitting unused. We'll review what you have, check whether it's still fit for purpose, and show you how to put it to work before recommending any new capture.
Will a digital twin work with our CAFM, BMS or other systems?
That's usually the most important question, and it's where we spend most of our time. We assess your current systems, data and IT constraints, then recommend an approach that fits them, including options where API access is limited.
Where is our data hosted?
That depends on the platform chosen. If your organisation requires UK-based or on-premises hosting, we'll only recommend options that meet that requirement.
3D capture, BIM and surveys
Which capture technology do you use?
We work across the leading systems, including Matterport, NavVis, Leica, FARO and XGRIDS. We choose the equipment that matches the job: a visual walkthrough for a venue has very different needs from a measured survey for a refurbishment.
How accurate is the capture?
It depends on the equipment and what the data is for. Documentation-grade capture suits FM records and walkthroughs. Survey-grade capture is needed for design and construction work. We agree the required accuracy in writing before we start, so you only pay for what you need.
Can you produce BIM models and CAD drawings?
Yes. We turn capture data into Revit models, AutoCAD drawings and floor plans, at the level of detail your project requires.
Do you offer thermal surveys?
Yes. Our drone-based thermal and visual surveys identify hidden issues such as moisture in flat roofs, insulation failures, cracks and heat loss. Every finding is reviewed by building engineers, and the report sets out the likely cause, the recommended action and a priority level.
Will capture disrupt our building?
Disruption is minimal. Capture normally takes place between 8am and 6pm on weekdays or weekends, and we plan around your operations. Out-of-hours capture is available for sites that can't close.
What do we actually receive?
That's agreed at the start. Typical deliverables include an interactive 3D model, point cloud data, BIM or CAD files, floor plans, measurements and condition reports. You'll know exactly what's coming before we book the site visit.

How much does it cost?
3D capture is priced by floor area, starting from £295 + VAT for sites up to 2,000 sq ft. Travel and out-of-hours work may be charged separately. BIM modelling, thermal surveys and consulting are quoted per project.
Can we start with a pilot?
Yes. A single site or building is often the best way to prove value before rolling out across an estate.
Can you handle multi-site programmes?
Yes. We currently run programmes covering dozens of sites, with a consistent capture standard and quality control across every location.
Who owns the data?
You own the deliverables we produce for your project. We'll confirm the details, including any platform licensing, in writing before work begins.
